Exterminator in Verdun
From Wellington plexes to L'Île-des-Sœurs
Verdun is, first and foremost, rows of plexes built wall to wall. When one unit has mice, cockroaches or bed bugs, the neighbours upstairs and downstairs may well be affected too, so the whole building has to be part of the plan.
Verdun is a mostly residential borough. Around rue Wellington, known as “the Well” and closed to cars in summer, you'll find rows of two- and three-storey plexes with their staircases and balconies, along with buildings that have shops on the ground floor and apartments above. Desmarchais-Crawford, developed from the forties onward along the Aqueduct Canal, has a more uniform look, while L'Île-des-Sœurs (Nuns' Island), rapidly built up after the Champlain Bridge opened in 1962, combines condo buildings with the Domaine Saint-Paul woods, recognized as an exceptional forest ecosystem.
That tight-knit housing has a direct effect on pests. In a plex, units share walls, floors, plumbing stacks and often a basement or crawl space, so a mouse or a cockroach can move from one floor to another without ever going outside. On the Well, restaurants and grocery stores add food and garbage just a few metres from the apartments upstairs.
Verdun also has long stretches of public riverbank along the St. Lawrence, an urban beach that opened in 2019 behind the Auditorium, and a green alley program run by the borough with the Maison de l'environnement de Verdun. Near these planted spaces, raccoons, skunks and squirrels readily visit backyards, sheds and poorly closed bins; when one of them settles under a porch, see wildlife removal.

What keeps coming up in Verdun's plexes
In a building with several units, one tenant's problem soon becomes everyone's.

Cockroaches moving from floor to floor
Cockroaches follow pipes, wires and gaps along baseboards, and hide near heat and moisture: behind the fridge, under the sink, around the water heater. We start with the affected unit and then, with the owner's approval, check the neighbouring ones; treatment then uses registered products, followed by a check-up. See our page on cockroaches.
Mice inside shared walls
In a row of plexes, the shared walls and hollow floors form one continuous network. Scratching at night, droppings in the lower cupboards and chewed food packages are the first signs. We seal the gaps in the basement and around the plumbing stacks, where the mice get in; see mice in the walls.
Shops on the ground floor
A restaurant or grocery store below apartments means food, warmth and garbage right next to people's homes. If only the shop or only the apartment gets treated, rodents and cockroaches come back from the other side of the floor, so the merchant and the owner are better off acting together. Merchants can find more on our restaurant and retail page.

In Verdun, as everywhere in Montreal, the Règlement sur la salubrité, l'entretien et la sécurité des logements (by-law 03-096) says a dwelling must not harbour pest insects or rodents. A tenant who sees cockroaches, mice or rats, or thinks there may be bed bugs, should tell the landlord right away, preferably in writing and keeping a record of the exchange; the landlord must then bring in an extermination company.
If the landlord hasn't acted after a reasonable time, the tenant can report the situation to the City through 311 or at the Bureau Accès Montréal. The City can then inspect the unit and, if the by-law isn't being followed, order repairs or issue fines. In Verdun, the Comité d'action citoyennes et citoyens de Verdun (CACV) helps tenants through these steps.
On the prevention side, the Crawford sector switched to garbage pickup every two weeks in November 2024, and the borough said it would then assess extending the change to other sectors, so check the schedule for your address on Info-collectes. Between pickups, keep your trash in a rigid, tightly closed container and put food scraps in the brown bin: a bag left in the yard or the lane quickly draws rodents.
Frequently asked questions

Call 514-231-1615Who pays for the exterminator in a Verdun plex, the landlord or the tenant?
According to the City of Montreal, when a tenant reports insects or rodents, the landlord is responsible for bringing in the exterminator. The tenant has to report the problem promptly and help prepare the unit. If the landlord doesn't follow through, the tenant can call 311.
My downstairs neighbour has cockroaches. Will I get them too?
It's possible, because cockroaches travel through pipes, ducts and the gaps under doors. Montreal public health actually advises building owners to caulk cracks, put rubber strips under entrance doors and fit fine mesh over ducts. Treatment works better when every affected unit is inspected at the same time.
With garbage pickup every two weeks in Crawford, how do I avoid smells and animals?
Put all food scraps in the brown bin, which is collected weekly, and keep the garbage bin tightly closed and out of the sun. The City even suggests strapping the brown bin's lid shut with a hooked bungee cord to discourage animals. Rinse your bins regularly: smells attract rodents and raccoons.
What should I do before the exterminator comes to my unit?
Clear access to the baseboards, the space under the sink and the back of your appliances, and store food in closed glass or plastic containers: public health points out that cardboard won't stop cockroaches. Bed bugs call for more thorough preparation, and our bed bug page walks through the steps. We'll explain the preparation needed for your specific pest.
How much does extermination cost for a triplex in Verdun?
The number of affected units, the pest and how widespread the infestation is all play a part. Treating a single unit costs less up front, but in a plex the problem often comes back through the neighbouring units. The free quote comes after we've visited the units.
